Hi Sir Vince, 

Kumusta na po kayo?  hope all is well po. I was surfing the net last week and saw one of your video and started to follow you in FB. Very informative  and impressive yung mga video nyo and I’ve learned so much po.

My husband and I just turned 50 this year. 12 years pa po bago mag-retire. Been working here sa America for so many years, nagtratrabaho sa opisina, isang healthcare industry. Decent naman po ang sweldo. Simple lang po buhay, me konting ipon sa 401k retirement fund at emergency fund and malapit na rin makabayad ng bahay dito. We love to travel. Fishing po ang hobby namin ng husband ko and pag nasa bahay naman, I enjoy gardening.

Sir Vince, nakapunta kami sa Terrazas Punta Fuego sa Nasugbu, Batangas and fell in love with the place. Now po, we are planning to buy a property worth P6.5M. If we acquire the property wala pang budget para magpatayo ng bahay unless yung na-mentioned nyo 20/80 to borrow money from the bank. Balak po namin na gawin na rental property. Me potential po kase malapit sa dagat. Do you think it’s a good idea? Pwede nyo po ba akong bigyan ng advise? Marami pong salamat.

Regarding your concern, I always start with market research when I venture into an investment. Kaya gawa ka muna or magpagawa ka muna ng market research. Use this as guide: http://vincerapisura.com/paano-gumawa-ng-market-research-kung-balak-magpatayo-ng-rental-property/

Maglaan ng budget para dito because this will determine kung good investment decision ang papasukin mo. Kung ipapagawa sa kamag-anak, make sure na malinaw ang instructions sa gagawin nila at pati na rin ang deliverable.

I also make sure na maliit muna ang exposure ko sa new investment, so I can mitigate the risk. Ang maliit na exposure para sa akin should not exceed 5% of your total assets. So for the PhP6.5M property, dapat meron kang PhP130 million in assets.

Kung masyadong malaki, you might consider looking for a smaller property.
