Pros and cons of REIT investments

Ang REIT o Real Estate Investment Trust ay isang uri ng pooled fund. Tinitipon ng fund managers ang pondo mula sa maraming investors at ginagamit ito para bumili ng income generating real estate assets.

Isang stock corporation ang REIT na minamanage ng mga real estate professionals ang mga assets nito. Nagsimulang marehistro ang unang REIT noong 2020, eleven years ang makalipas nang magawa ang REIT Act of 2009 o RA 9856.

Ang mga advantages ng REIT investments ay steady dividend stream, low barrier to entry, diversification, liquidity and low tax rate. In contrast ang mga disadvantages ay volatility, high management costs, weak market environment and slower growth.

Low barrier to entry and diversification

High management costs

Although professional managed ang REITs that usually comes with proven track record. Maaring maging mataas ang management fees that eats up net income.

 

Volatility

Traded sa stock market ang REIT kaya exposed sa price fluctuations. Although may potential for capital gains sakaling ibenta ang REIT stock at a higher price, may potential din ito for losses.

Tied sa real estate ang REIT which is an industry that can experience significant volatility kasabay ng pagtaas-baba ng ekonomiya.

Malaki din ang tsansang masyadong mataas ang market price ng REIT stock kumpara sa totoong market value nito based on its real estate assets.

 

Slower growth

Mas mabagal ang paglago ng REIT compared sa iba pang equities dahil 90% ng net income ay ipinapamahagi bilang dibidendo sa mga stockholders. Maari kasi sanang ireinvest ito ng kumpaniya sa operations for vaue creation.

Usually galing sa rental income ng mga properties tulad ng apartments o offices, medical facilities, hotels, condominiums, resorts, warehouses, shopping malls, highways, railroad, resorts at iba pa. Kung mababa ang occupancy rate, maaring bumaba rin ang dividend.

Maaring ang REIT ay nagmamay-ari lamang ng mga buildings pero hindi ang mga lupang kinatatayuan ng mga ito. Nawawalan ng pagkakataon ang mga stockholders na kumita sa pagtaas ng presyo ng lupa.

 

Other risks

Other risks can include deteriorating property values, higher interest rate, debts, location, unfavorable tax environment, etc. Wala ding conrol at walang say ang mga investors sa operations ng REIT.
