May tatlong klase ng REIT – equity, mortgage and hybrid. Ang REIT o Real Estate Investment Trust ay isang uri ng pooled fund. Tinitipon ng fund managers ang pondo mula sa maraming investors at ginagamit ito para bumili ng income generating real estate assets.

Equity REITs own and operate income-generating real estate assets tulad ng apartments o offices, medical facilities, hotels, condominiums, resorts, warehouses, shopping malls, highways, railroad, resorts at iba pa. Ang kita ng equity REIT ay galing sa rental of assets, dividends at capital gains.

Mortgage REITs hold debt instruments on real estate properties. Galing sa interest ng mortgages o mortgage-backed securities ang kita nito.

Hybrid REIT ay tawag sa kombinasyon ng equity at mortgage REIT.

Ninety percent (90%) ng kita ng REIT ay binibigay as dividends sa mga investors. Nabibigyan ng pagkakataon ang isang investor na makapasok sa real estate market na hindi nangangailangan ng malaking kapital, which is often the largest barrier to entry.
