Paano napakinabangan ng isang teacher ang loan sa GSIS

Marami sa mga teachers ay 20% na lang ng kanilang suweldo ang kanilang net pay kada payday. Matuto tayo kay teacher Jovelyn kung paano niya napakinabangan ang utang sa GSIS at Pag-IBIG.

Vince: Magandang araw sa ating lahat. Nandito tayo ngayon sa campus ng Ateneo de Manila at kasama natin si Miss..

Jovelyn: Jovelyn Balantin, sir.

Vince: Si Miss Jovelyn Balantin. Isa po siyang guro. Public school teacher sa Department of Education. Taga saan po kayo ma’am?

Jovelyn: Baguio sir.

Vince: Baguio. Wow! Marami sa mga nagtatrabaho sa gobyerno, mga teachrs lalung-lalo na, ang alam kong baon na baon sa utang. In fact, ang sabi nga sa akin ng mga kasamahan ninyo na on average, 20% na lang ng total income ang net pay ng mga teachers because of paying loans. You also got a loan, but it was a very good example of loan. What did you use the loan for?

Jovelyn: I started filing a loan at GSIS, the third year of my employment in DepEd. Yung fist na pinag-gamitan ko is for me to be able to buy a lot.

Vince: Okay.

Jovelyn: Nagkataon na that time, medyo mura yung lot. So when I was able to pay the lot, I again filed a loan for the house.

Vince: Yes, okay.

Jovelyn: So, we started building the house at a very small amount of Php 80,000 way back in 1997. So, we were able to finish three stories and two stories are for rent out. We reside doon sa last floor sir.

Vince: Ahh. Well fantastic! That’s a very very good example Jovelyn kasi ang observation namin, most middle class will have a loan at yung loan na yun ay yung bahay nila, and it’s not earning. So the largest asset is their house but it’s not earning. In your case, is the house your largest asset?

Jovelyn: I think so sir.

Vince: Yes, and it is a very good use of loan that you have because it’s also earning.

Jovelyn: Yes, po.

Vince: Nabanggit mo rin kanina, oo, nga ano, mura yung lupa and then nag-appreciate na siya ngayon. By how many folds na, na nag-multiply yung value?

Jovelyn: Ay, mga ten, sir e.

Vince: Ten times!

Jovelyn: Kasi ngayon 6,000 per square meter na, sir.

Vince: Wow!

Jovelyn: Kasi yung sa amin sir, along the highway, kaya mahal talaga yung lupa doon. Actually sir, yung savings ko from the house or the rental of the house, is I am using it to pay another lot through Pag-IBIG.

Vince: Right. So what you did was you got a loan from Pag-IBIG and you are using the rental income to pay for this property.

Jovelyn: Yes sir.

Vince: At para saan naman yang property na yan?

Jovelyn: Para sa mga anak ko kasi lumalaki na sila. Para pag nag-asawa sila, iyan na ang puwede kong ipamana sa kanila.

Vince: Napaka-suwerte naman ng mga anak mo. Ilan ba sila?

Jovelyn: Tatlo, sir.

Vince: Tatlo, okay. Very very inspiring ang iyong kuwento dahil, I’m sure yung sinu-suweldo mo ay hindi naman yan nalalayo sa mgas sinusuweldo ng mga katulad mong nagtatrabaho for how many years sa DepEd diba?

Jovelyn: Oo naman sir.

Vince: Pero unlike them, you are able to come up with an investment that’s earning you passive income. What would be your advice your fellow teachers so that they could also have a rental property like you?

Jovelyn: Well, it’s not good to loan but as long as you know how to manage your loans and you have to have a good decision with your husband. It has to be both agreeable. The husband and wife should both agree for deciding on a loan. Never loan without having your husband or wife knowing it because it will cause conflict in your family. It’s also nice to see where to invest the loan. It’s not good to be loaning just for travel, for appliances, for gadgets. It’s not practical.

Vince: Yes.

Jovelyn: Allot amount for savings. You will notice in a year time or two year’s time, you will have savings in the bank.

Vince: Right. So thank you, Jovelyn.

Jovelyn: Thank you, sir, so much for this opportunity.

Vince: Baka gusto mong batiin ang iyong asawa at ang iyong mga anak.

Jovelyn: My DepEd family na lang. Thank you.

Vince: Ba’t ayaw mo sa husband mo, go!

Jovelyn: Personal na lang.

Vince: Okay. Sige, sige.

Jovelyn: I’d like to greet my DepEd family in CAR in Baguio City. Our director, thank you for sending me here in Ateneo to attend this training.

Vince: Ano pong pangalan ng director natin?

Jovelyn: Si Ma’am Eclar. She was the one who identified me to join.

Vince: Hi Ma’am Eclar, kumusta po kayo?
