Usapang OFW: Condominium Investment

Abonado ka ba sa condomium investment mo? Matagal ang ROI? Alamin kung paano na-improve ni Abby at Teody ang kanilang condominium investment sa guidance ni Sir Vince.

Abby: Nung in-assess namin yung situation ng condo namin, hindi siya pasok dun sa mga recommendations mo.

Sir Vince: Hi Teody and hi Abby!

Abby: Hello Sir Vince, and welcome to Singapore!

Sir Vince: Thank you for welcoming me and also welcome to Usapang Pera OFW edition. Taga san kayo sa Pilipinas?

Abby: Taga Batangas kami.

Teody: Oo, pareho kami taga Batangas.

Sir Vince: Magkaanu-ano ba kayo?

Abby: Husband and wife.

Sir Vince: Ahh, para lang malinaw. Anong trabaho niyo dito sa Singapore?

Abby: Nurse ako.

Teody: Ako naman is engineer.

Sir Vince: How many years na kayo dito sa Singapore?

Abby: Coming to 10 years from 2009.

Sir Vince: So para sa inyo po, si Teody at si Abby ay mga students namin sa Ateneo LSE program where I conducted the financial literacy training course. And during the training,

shinare ko sa kanila yung magandang pamantayan sa real estate investing. At ito yung eight years na dapat meron na tayong ROI. Tapos meron din dapat tayong positive cash flow.

Within the first year nga sana meron na tayong positive cash flow, and bibili tayo ng insurance. And when I shared this, nasindak sila. So tanungin natin sila. So, nung nalaman

niyo yun, anong naramdaman niyo?

Abby: Actually, medyo nalungkot kami nung una. Kasi siyempre, nung in-assess namin yung situation ng condo namin, hindi siya pasok dun sa mga recommendations mo.

Sir Vince: Gaano ba hindi ka-pasok, versus sa eight years na ROI?

Teody: Hinding-hindi pasok. Kasi sabi mo di ba, from 8 years, yung sa amin 22 years, imagine!

Sir Vince: Oh my God, so 22 years bago maka-ROI, masyadong matagal. So that would mean either masyadong mahal yung property o masyadong mura yung renta. What was the case in your situation?

Abby: Well, actually, yung rent namin is really low.

Sir Vince: After knowing this, anong ginawa ninyo?

Teody: Kailangang mas mataas yung paupa namin.

Sir Vince: Right.

Teody: And we’re looking in the market din.

Abby: Nakahanap kami ng tenant na mas mataas siya, from 10K ngayon 16K na

Sir Vince: Ok.

Abby: Including the monthly dues.

Sir Vince: So from 22 years na ROI, ilan na lang siya?

Teody: 14 na lang siya.

Abby: Yeah. Thank you, Sir Vince!

Sir Vince: So it’s still 8 years to 14 years ay medyo malayo pa din siya, pero actually that’s already your decision pero from 22 years to 14 years, malaking jump na yun. So, let’s just hope that in the future, talagang yung escalation ng rent dun sa area ninyo ay tumaas pa, so that, mapababa pa ang ating ROI. Kasi dapat positive cashflow siya ang rule natin. So sa inyo, kumusta? Anong mangyayari?

Abby: Currently, hindi pa talaga siya positive, but then, next year, the good news is, mababayaran na namin siya.

Sir Vince: So, wala nang babayaran sa bank, at yung buong rent sa inyong sa inyo na talaga.

Abby: Yes, sa amin na.

Sir Vince: Wow! Actually, choice yun, because you can actually lengthen the loan para magkaroon ka ng mas mababang amortization and then positive cash flow ka na. But another option also is, especially if OFW, yun yung gusto nila, na matapos agad yung bayarin para wala nang baggagena utang, plus meron kang masasabi na asset na talagang sa iyo.
